Shaded by natural jungle vegetation and surrounded by lush tropical gardens, the villa’s living and sleeping pavilions offer total peace and privacy while maximising the serene river views. With a 12-metre swimming pool, three plunge pools, numerous relaxation balés and secret garden hangouts, Waterfall Villa offers plenty of space to relax, unwind and recharge the batteries.
About Waterfall Villa
From the moment you descend the broad stone staircase that carves its way down the river gorge, Waterfall Villa will captivate you with its beauty and tranquillity. Jungle vines hang from mature trees, moss and lichen cling to carved statues and a waterfall cascades all the way to the villa hidden below. By the time you reach the villa it really sinks in that this is your own private paradise. A huge rust-red door swings open to reveal a lush and secluded oasis. Traditional thatch-roofed pavilions overlook the Penet River and clusters of towering bamboo, while a 12-metre swimming pool with timber deck provides the perfect spot to soak up the forest ambiance. With six stand-alone bedrooms (three with plunge pools), Waterfall Villa is perfect for families, friends or groups looking to share their holiday experience but who also desire privacy and room to breathe. Designed with space in mind there are plenty of places to take in the views and absorb the solitude; from the curtained relaxation balés to the secret garden alcoves to the sunset lounge at the river’s edge.
The Villa is set in true rural Bali with everything you need at your fingertips. A full complement of staff, including an experienced chef, is on hand to prepare and serve delicious home-cooked Asian and Western meals. A car and driver is also on standby for those eager to explore the island or indulge in Seminyak’s trendy restaurants, bars and shops (a 45 minute drive). A stay at Waterfall Villa is not complete without exploring the pretty neighbouring village of Cepaka, located in the heart of Bali’s ‘rice bowl’. Here, guests are privy to local traditions that have been practiced for centuries. Whether it happens while you’re witnessing a temple ceremony, watching farmers tend their fields or simply playing with the village children in the street, it’s hard not to fall under the spell of the Island of the Gods, its magic leaving you refreshed and rejuvenated for your return home.
A long stone staircase bordered by lush foliage and a man-made waterfall carves its way down a terraced gorge to the villa’s main entrance: a large rust-red cantilevered door that opens onto a lotus pond traversed by stepping stones. Beyond the fish-filled pond, and overlooking the pool and river, is the dining pavilion which also houses an informal living area and stainless steel kitchen. Downstream from here rests the open-sided TV lounge and three standalone bedroom suites, while upstream lies the riverside lounge terrace, relaxation balé and master suite. The two remaining bedrooms are located on a terrace higher in the gorge, accessed by stairs to the rear of the kitchen and master suite.
All six luxurious bedrooms at Waterfall Villa are housed in separate pavilions with high-vaulted ceilings, polished terrazzo floors, ensuite bathrooms and individual patios to admire the views. Every bedroom is air-conditioned and features a four-poster king-size bed with mosquito net, additional ceiling fans and a small bar-fridge.
The master or honeymoon suite offers total seclusion with its own private garden featuring a 5-metre plunge pool and timber sundeck overlooking the river. A slatted screen divides the ensuite bathroom from the garden enabling guests to soak up the ambiance from the cream terrazzo bathtub or the rain shower made from black volcanic stone.
The bedroom, with its traditional alang-alang roof, has a large walk-in dressing area and a small TV lounge accessorized with blue and white batik cushions. Large glass doors open onto a sheltered patio with a comfortable daybed, perfect for bird watching or relaxing to some music.
Three thatch-roofed sleeping pavilions sit side-by-side along the riverbank offering sublime jungle views. Each spacious suite features a lovely indoor sitting area that captures the natural light and is furnished with a rattan sofa and marble topped coffee table. Glass bi-fold doors open onto an outdoor terrace.
The ensuite garden bathrooms have been cleverly designed so that a real stone cliff face, dripping in vines and creepers, forms one of the walls to evoke the feeling of bathing in a jungle cave. Each ensuite has twin vanities and a black lava-stone rain shower, while the suite closest to the main living pavilion also features a terrazzo bathtub and a TV with DVD player. The other two riverside suites are equipped with their own music systems.Upper terrace suites
Reached via a set of stairs leading up from behind the kitchen and master suite, the upper terrace suites have great views of the river valley. These light and airy suites each feature a timber deck with sun loungers and a plunge pool. The terrace suites are a later addition to the estate and are more modern in their design but still feature high-vaulted ceilings; this time with sirap-wood tiled roofs.
Each room has a black rattan sofa with white cushions and a small table perfect for afternoon tea. Both ensuite bathrooms have tubs and rain showers – one is semi-open to the elements, the other totally enclosed.

A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
