Villa I Pini is a spectacular vlla to rent on the green hills outside of Lucca.
The villa is located just a few kilometers from the marvelous town of Lucca, famous for its original city walls which are just one aspect of the city’s timeless beauty that over the centuries has remained intact. Truly a gem of a Tuscan town, Lucca is easily navigable on foot or by bike and is full of delightful and romantic surprises appearing around every corner. From the villa one can also admire the interesting and evocative Apuane Alps crowning the horizon. In fact, observing the slopes of these mountains, one can make out some of the marble quarries that export this precious stone all over the world. These peaks, often appreciated as a destination for interesting excursions and hiking trips, are renowned for their marvelous vistas stretching out towards the not-too-distant Mediterranean sea. Scattered over the mountainous terrain, one can find abandoned farm buildings, uncontaminated woods and functional mountain refuges. The hill on which the villa stands is divided into different terraced areas; visually impressive and typical of this area of Tuscany, this landscaping practice has produced what are referred to as “scaloni” or “grand staircases” molding the terrain. The villa itself is found on the first terrace; the second terrace hosts a beautiful swimming pool facing the vast valley and providing a lovely spot from which to enjoy the marvelous panorama. The swimming pool 7×1 4 is large and well-equipped with all the necessary amenities for relaxing or sun-bathing poolside. An additional gazebo provides a covered area where one can enjoy cool summer breezes. A small nearby annex serves as a changing room and is also equipped with a bathroom, shower, refrigerator and two single beds.
Outside, the villa appears as a long building dressed with its original stone walls and displaying, on its left side, what looks like a series of red brick decorations. Typical of Tuscan rural buildings, the red brick patterns that today appear as decorations were once the perforated walls of barns, built in such a way as to allow the circulation of air throughout, so as to keep the hay from rotting. The garden is characterized by an English lawn embellished with large vases containing flowers, citrus trees, aromatic plants and creeping vines. In fact, running all around the building is an arbor covered with different varieties of climbing plants that guarantee cool shade in the living and dining area. The house has two outdoor areas: the first, flanking the shorter wall, where couches, armchairs and small tables provide a comfortable lounge area for relaxing moments; the second, located near the kitchen, where a table and chairs are set up for dining in the cool shade. From the lounge area the stairs go up to a green house, a welcoming and intimate refuge where you can relax, have a good coffee, practice yoga and, why not, gather inspiration for some painting. Further up you will arrive at a delightful panoramic terrace, under the shade of trees, where you can relax and enjoy the spectacular view of the valley reading a book and enjoying a glass of good wine.
The villa’s interior presents a perfect fusion of modern and functional furnishings mixed together with elegant and antique pieces. The rooms are spacious with high ceilings displaying their original wooden beams. The floors have maintained their original red terracotta tiles, and the warm and traditional atmosphere is completed with fine furniture. Throughout the villa guests can admire precious paintings and art objects along with wrought iron and silver accents. Further decorating touches include the highlighting of certain areas of the ancient stone walls with special lighting. The stainless steel appliances and white furniture blend perfectly with the elegant style of the villa and add a modern functional touch, creating a truly comfortable and efficient atmosphere. A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
