Villa Au Bon Repos is a magnificent luxury villa rental with private infinity pool and spa facilities located in the heart of the Lake Como region, close to many of the lake towns.
The villa is roughly 75 minutes draive away from Malpensa airport (Milan) or Agno in Lugano. Bellagio is about 14 km away. The property is located in private panoramic position, enjoys unbelieavable view of the Lake and it is conveniently located for public transport too.
This unbelievable four-story villa was completely renovated in 2009 and fetures all modern comforts in a stunningly elegant and luxurious environment.
Entrance onto the property is off of the main coastal road through a private authomated gate. The entire property, including the gated entrance, has CC TV and video surveillance. A small drive up the short driveway through the garden leads to the parking area next the entrance, with ample parking space, a beautiful stone fountain & large waterfall.
Entrance through the front door is into a large marble-floor foyer with 15 foot high ceilings, a ½ bathroom (which has a back door opening into the kitchen), a large crystal chandelier, beautiful surround lighting, and a marble staircase leading up to the first floor.
The entrance foyer splits; the marble staircase to the left takes you up to the first floor where 4 bedrooms are located; the right of the entrance foyer takes you into the living room area which boasts a beautifully modern, large, open formal living room with both parquet and carpeted floors, comfortable sofas, a large coffee table, a Yamaha grand piano, and an attached ‘lake front’ sitting room with lounge chairs and coffee tables and the most amazing views out over the lake and with direct access onto the side patio.
To the right of the living room is the air conditioned study with a marble fireplace, a beautiful antique oak desk, a large flat screen sat TV, leather couches and chairs with surround sound stereo, a CD player, wireless internet (throughout the house), & a laptop for guests’ use. To the left of the living room is a beautiful, large formal dining room with a large, oval dining table for 12, with a gold and glass chandelier, and direct access out onto the side patio enjoying the beautiful garden and lake views. The entire living/dining/study area features lots of original wonderful pieces: of ceramic lamps, original artwork, sterling silver serving sets, marble chess sets, etc.
The dining room leads into a fully equipped modern island kitchen with a 5-range stovetop, a beautiful double oven, double sinks, an espresso machine, a dishwasher and a large refrigerator/freezer. The entire area is fitted marble floors and a breakfast room with an oval table and glass chandelier and direct access onto a second outdoor dining area and patio.
The first floor, up a set of 30 marble steps from the main entrance, consists of the 4 main bedrooms branching out from a marble floored foyer. There are 2 king double bedrooms and 2 queens doubles, all with en-suite facilities.
The first bedroom is a large king with parquet floors, daybed, several couch areas, antique furniture, a flat screen TV, a built-in closet, and a beautiful parquet and marble bathroom with separate bathtub and shower facilities.
The second bedroom is a large king with a built-in closet, a flat screen TV, a full stereo, and a beautiful en-suite bathroom black marble and a large rainfall shower.
The third is a large double with Baldachin bed, an amazingly beautiful, purple mosaic-tile bathtub and great sea views, while the fourth is a queen double with parquet floors, a large built-in closet, and a beautiful white marble bathroom with rainfall shower.
The second floor, located up 24 steps from first floor, is large loft space with parquet floors, a dining area with a nice wood dining table for 6, two separated seating areas with large futon sofas (that can also sleep one), entertainment system with 72’ Satellite-flat screen TV, a Play Station 3, DVD, & WII game system.
On the second floor you’ll also find 3 further double bedrooms. The first is a double with a 50’ flat screen TV, a Bose IPod speaker station, and an en-suite bathroom with large marble bathtub and double sink. The second is a twin with a 45’ flat screen TV, while the third is a double, also with a 45’ flat screen TV. The 2nd and 3rd bedrooms share a large bathroom with separate bathtub and shower facilities. Three is a ½ bath off of the living room as well.
The entire second floor is climate controlled and all bedrooms on the second floor boast air conditioning.
The basement floor, located down a set of marble steps from kitchen, boasts an amazing, temperature-controlled wine cellar with and tasting room. Truly stunning.
Up a set of 20 stone steps from the main parking area you will enter the back garden, feturing with a huge, super-panoramic pool deck/terrace area with infinity pool overlooking the villa the front garden and, of course, theLake Como.
The beautiful landscaped gardens are equipped with a covered stone patio deck with 6 chaise lounge chairs and surround sound radio system while the heated pool (up to 40°C/105°F) enjoys L.E.D. lighting and a full waterfall that extends out from its side down to the front face of the parking area.
The back end of the garden boasts a vegetable section, olive trees, & a spice garden, while the front area of the garden enjoys a large, cast iron and stone gazebo with a stone oval dining & tea table and a separate dining table for 6, all overlooking the lake. The area is filled with floral palm trees, olive trees, Japanese trees, and many various flowers). The area is super peaceful, panoramic, and private.
The front of the property has wrap around terraces.

A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
