Villa Romantica is a luxury villa rentals in Umbria, Italy. Beautifully settled on a hilltop that offers wonderful panoramic views of the surrounding Umbrian countryside near Todi. Within walking distance, there is a small hamlet that has basic food shops. The medieval town of Todi is a short drive away, and features a full array of shops and restaurants. The location of the villa is ideal for visiting all the historic and artistic cities of central Italy, and the Etruscan settlements that are heavily present in this area.
The property is entirely fenced-in to afford total privacy. In front of the villa is an external staircase leading up to the main entrance. The house is exquisitely furnished with antique pieces and art collections that are priceless. Most of the ceilings boast wood beams and the floors are in handmade cotto set in traditional designs.
Built into the top and side of a hill, the Villa develops on three different levels. There is a lovely living room with a fireplace near the entrance, with antique furniture throughout the room in addition to satellite TV and a stereo system with a CD player. Another formal living room is downstairs with a large central fireplace. It is separated by an arched hallway to create more intimate spaces. On the ground floor, there is a formal dining room with high ceilings and a large set of French doors that open onto the kitchen. The beautifully decorated kitchen featuring decorative ceramic tiles designed by the owner has a central island with a dishwasher and sink, and is fully equipped with a large double refigerator with freezer, gas stove, two ovens, grill and a raised fireplace. At the end of the kitchen is a breakfast niche surrounded by glass bay windows with door to the outside garden.
From the upstairs living room, there is a door leading to the master bedroom and sitting area. This bedroom has two walls of closets and a large ensuite bathroom. On the other side of the living room, there is a twin bedroom with an ensuite bathroom. Next to the living room is a landing that leads down to the lower level of the villa. The study is off this landing with a telephone and fax. Another double bedroom and ensuite bathroom are on this level. The fourth bedroom and ensuite bathroom is on the lower level.
The grounds of Villa Romantica boast beautifully kept hedges, lawns and flowerbeds. The gardens are filled with flowers and very well maintained. There is a private swimming pool in the rear garden, finished in blue tiles, and next to it is a trellised pavilion that provides ample shade. Villa Torricella has several entrances, the majority of which open on the covered porticos that surround it. These porticos are fully furnished and ideal for enjoying meals “al fresco” while gazing at the unspoiled countryside view, or just for lounging and relaxing.
The villa is rented with a maid that comes for four hours daily for an additional charge. Only the maid has access to the laundry facilities and she charges a fee per hour to wash and iron clothes.

A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
