Monte Albano Villa is a traditional Tuscan villa with an exclusive swimming pool with spectacular views.
The outside of the villa is covered with typical local stone as are almost all the houses in the surrounding area and keeps the original aspect of when it was built two hundred years ago. The garden looks over a 360° view of woods and olive groves , hill side towns and hills with chestnuts and cypress trees.
Large lounge-dining room which seats up to 14 people and has a large 15th century fireplace with lounges and armchairs. There is also a lovely view of the garden and pool area as well as views looking up to the old town (the original town) of Monsummano Alto. Another sitting come lounge room which leads to the big Tuscan kitchen with its own fireplace and antique-style oven. On this floor there is a bathroom decorated with an antique basin and floor but with modern design shower etc. There is also a double bedroom which gives onto a covered verandah with table and chairs (actually church pews) for eating overlooking the pool and hillside towns.
Kitchen: Going from the entrance into the main part of the house on the left we have the kitchen, a spacious area dominated by an antique fireplace in cotto and stone (pietra serena). A beautiful double marble 19thC sink, Castelli ceramics of the first half of the 19thC representing the signs of the Zodiac, above an antique style stove with 6 flames, a hot plate, 2 ovens and a professional fan. There is a side-by-side fridge with icemaker, a double walnut sideboard of the 19thC and a Provencal double sideboard in oak of the 18thC The kitchen also has a 19thC dining table with eight “a birilli” Senese chairs of the 17thC, above which there is a Liberty up-and-down lamp.
The Entrance: The courtyard leads into the main entrance of the villa. In a niche on the left hand wall there is a precious terracotta Madonna with child, originally painted, of the 17thC. Two 18thC walnut doors open onto a built-in wardrobe. On the wall in front of the entrance there is a Louis XV consolle and 2 small Louis XVI Lucca chairs. Above the consolle is a late 18thC mirror painted green and gold.
Guest Toilette: On the left-hand side is a bathroom with a Jacuzzi shower. Note the cotto pavement in which precious 16thC hand-painted tiles have been set. On the right through an austere 17thC Florentine door which leads to a double bedroom (green bedroom).
Sitting Room: There is a 18thC pharmacy showcase at the sides of which are two 18thC Roman painted terracotta medallions. There is also a 17thC elm sideboard above which there is an early 19thC Tuscan red lacquered mirror. At the side of the showcase there are two Louis XVI walnut chairs. Antique prints and paintings on the wall and a Persian carpet.
Lounge Room: This room has to the right a large 18thC dining table with 8 17thC walnut chairs and 2 armchairs covered in velvet and originating from a Florentine villa where the famous poet Gabriele D’ Annunzio lived for a certain period with Eleonora Duse. In this section of the room on the right hand wall there is a “peperino” vincellaro from the Lazio region where they used to keep wine and water.
Green Bedroom: This is characterized by a 17thC fireplace in “peperino” and two 17thC carved walnut small doors above the bed which hide a niche. There is a late Empire mahogany wardrobe and two Luigi Filippo bedside tables. Notice also a particular frieze in walnut above the door figuring an equestrian subject. The green bedroom leads onto a north facing veranda with a suggestive view over the pool especially in the night when the pool is illuminated and in the distance the small hill side towns are lit up. A special place to enjoy dinner.
South Veranda: The kitchen leads onto a southerly facing veranda which looks onto the valley and the small medieval hill top town of Monsummano Alto with a Romanic church. There is a dining table for eating “al fresco” that can seat 14. Note the terracotta Madonna on the right wall and an antique stone trough.
On the floor of the middle and top landings of the staircase there are cotto tiles depicting the Florentine lily. On the ceiling there are cotto rosettes painted in imitation bronze. All the upstairs bedrooms have antique cotto floors and beams, which have been restored with taste and care by the owners.
Yellow Bedroom is the master bedroom and it is 30 sqm. The bedroom itself has a very tall Piedmont 18thC oak wardrobe, a king-size brass bed above which hangs a large Madonna and Child , an oil painting of the Bologna school of the 17thC. In front of the bed is a French window with a lovely view over the Southern valley and up to Monsummano Alto which is illuminated at night. On one side of the window there is a 17thC red velvet chair and on the other side there is a 17thC chest of drawers. The room is finished with antique prints, paintings and a large Persian carpet. The Bolognese walnut 17thC little table is below the second window. Note the 2 lacquered Neapolitan doors if the 18thC. This bedroom has an ensuite bathroom with a Turkish bath with Jacuzzi shower, aroma and chromo therapy and there is magnificent view of the valley through the large double window.
Blue Bedroom is composed by 2 single beds (that can be put together to make a double bed), which on request can be united. The paintings are French, the 18thC walnut wardrobe is from Piedmont and the chest of drawers is Liberty. This room shares the bathroom of the red bedroom.
Red Bedroom, with a beautiful face of a box of 600 used as a headboard. Make up the decor of this room, two nice bedside Napoleon III, a beautiful walnut wardrobe Piedmont half of ’600, a prie-dieu Tuscan 700, an armchair Luigi Philip and a beautiful dresser / desk with roll closure. The bathroom has two doors, one for the red room and one for blue room. There is a tub / shower with Jacuzzi multifunctional chromium and ozone therapy. It offers a beautiful view over the ancient stone oval window.
Each room has its own heating and air conditioning units and the possibility of summing up the electricity and gas consumption. The villa has an exclusive perimeter and house alarm which is connected to the police via radio and telephone. The code number and password vary weekly. Parking is exclusive to the villa inside the garden and is for up to 5 cars. Small dogs are allowed. Public transport (buses and taxis) are down in Monsummano and the train is in Montecatini.
All windows have mosquito screens.
All beds have patented Waterlily mattresses to ensure maximum comfort.
The special wooden slat supports for the mattresses can be adapted to the weight of the person and to the diverse distribution of body weight.
The lighting of each bedroom is equipped with an automatic bio-switch for disconnecting the electricity, eliminating the electric tension when all the lights are off, thus permitting freedom from magnetic fields when you are asleep.
Electricity usage above 250 kw per week will be charged according to consumption.

A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
