Just a five minute walk from the villa, Jimbaran has a lot to offer. As well as five kilometres of golden sands and invitingly warm sea, this is the place to watch fisherman haul catches from their brightly coloured jukungs (fishing boats) and enjoy some of the island’s freshest seafood at one of the many local warungs that line the beach.
But for those who’d rather stay home, this four-bedroom fully air-conditioned luxury residence located within the secure confines of an upmarket villa complex, offers an exceptional array of in-house facilities. A 15-metre swimming pool, play room with Xbox and toys, foosball table, games room with table tennis and billiard table, and a gymnasium, will keep guests of all ages entertained for hours. A full complement of staff are on hand at Birds of Paradise to make you feel at home. Ask the friendly in-house chef to prepare a seafood feast on the barbecue terrace, or one of the waiting staff to fix you a cocktail by the pool – one thing’s for sure, you need not lift a finger except to flip a page of your book or select your favourite song on the Bose stereo system.
A serenely seated Buddha invites guests up the black lava-stone stairs and into Birds of Paradise through a coral-limestone entranceway shaded by fragrant frangipanis. Arranged over three storeys, this home features a gymnasium, games and massage room at basement level; a lounge, dining room and kitchen, plus one of the master bedrooms and the swimming pool at ground level, and, on the upper level, three bedrooms opening onto a broad ocean-view deck.
Birds of Paradise’s four chic and stylish air-conditioned bedrooms, two masters and two guest suites, are tastefully decorated with modern furnishings that contrast beautifully against the teakwood floors and light cream walls. The rooms feature comfortable beds (three king-size and one twin) with bedside tables and lamps, TV and DVD player (except ground floor master suite), iPod docks and ceiling fans. The lower master suite looks out to the pool while the upstairs master and two guest bedrooms open onto a large wooden deck with sweeping ocean views – and a telescope for star-gazers. Each bedroom has a marble ensuite bathroom fitted with a walk-in rain shower and hand-held shower, while the two master suites have the additional luxury of bathtubs, (a Jacuzzi tub in the upstairs suite). Providing extra sleeping space for families with young children, two trundle beds are stored under the beds in the twin room.
Lounge, dining and kitchen
The ground floor forms the social hub of the villa with the lounge, dining and kitchen facing the pool behind glass sliding doors which can be closed for air-conditioned comfort or opened to enjoy the natural sea breeze. The relaxed lounge, furnished with a large, L-shaped beige sofa and chocolate brown arm chair, is just the place to get together and watch movies on the large flat-screen TV or enjoy some music on the state–of-the-art Bose sound system. There’s even a small library with a funky orange rocking chair for those who wish to curl up with a good book.
The open-plan dining and kitchen area features a dining table for eight below a shell chandelier which looks lovely lit at night, and a foosball table where the kids can burn off any excess energy while waiting for their dinner. The modern kitchen is fitted with black granite worktops and is well equipped with a four-burner hob, oven, double refrigerator, wine fridge, espresso machine, microwave, and everything else that the chef needs in order to prepare delicious meals.
Play room, games room, cinema lounge and gym
Also located on the ground floor of the villa is the air-conditioned play room where children will be entertained for hours on colourful beanbags in front of the flat-screen TV with DVD player and Xbox. When the novelty wears off (or mum and dad decide to pull the plug on technology) there’s a trunk full of good old fashioned games, Lego and pool toys to play with.
Birds of Paradise’s huge basement is packed with entertainment options for when it’s time to take a break from lazing by the pool. Choose from a game of table tennis or billiards, a workout in the well-equipped gym, a movie in the cinema lounge or a spa treatment in the massage room. The basement also has a bathroom with shower.
The inviting 15-metre salt water swimming pool is flanked by a pale Palimanan stone deck furnished with cushioned sun loungers and features a shallow shelf for those who would rather chill than swim. On the opposite side of the pool, a cute thatched balé (gazebo) appears to float on the surface of the water and provides a comfortable escape for guests seeking respite from the sun. A charming poolside lounge – perfect for pre-dinner cocktails – is cooled by ceiling fans suspended from a timber roof and furnished with built-in sofa seating and four rattan chairs adorned with bright orange and bamboo print cushions. To the other side of the dining room and kitchen is an open-air terrace for night-time barbecues. Here, an eight-seater all-weather table rests on a platform of white stone surrounded by a sea of white pebbles with fragrant frangipani trees at each corner.

A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us to secure the reservation, within 5 days of confirmation. Once we receive the deposit, your provisional reservation will be a definitive reservation. (For bookings of Chalets in Zermatt or Villas in Greece and Bali the deposit to pay is 50%).
The balance of the total rental cost must be paid not less than eight weeks prior to the arrival at the villa.
We are entitled to treat the booking as cancelled if the payment fails the balance on time and the cancellation policy set out below will apply.
Once we have received your deposit, we will confirm your booking by sending you a voucher. Please check this carefully as soon as you receive it. Contact us immediately if any information which appears on the voucher seems to be incorrect or incomplete, as it may not be possible to make changes later.
A binding contract between you and the Owner will come into existence on receipt of your deposit.
Once the rental charge is fully settled and the Booking Form fully completed, we send you the Accommodation voucher along with the Directions how to reach the property and the useful contact telephone numbers.
Methods of payment:
Payments are received in Euros, by Bank transfer and credit cards through Paypal with Visa, Mastercard & Amex. Please be aware if you pay with credit card you will be subject to a surcharge of 3%.
Alterations/Cancellations by the Owner
In the unlikely event of a significant change or cancellation of the booking by the Owner, we will inform the client as soon as possible. If requested and if available we will try to arrange alternative accommodation of a similar type, price, standard and location. Alternatively, the client will receive a full refund, but we will not be liable to pay cancellation charges on the travel arrangements or for any other loss.
Luxury Villa Rentals Italy acts only as agents for accommodations and assumes no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, Luxury Villa Rentals Italy is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. Luxury Villa Rentals Italy will refund to the client only the rental price paid; no other amounts will become due.
Cancellations by You
Any cancellation by the client (for whatever reason) must be in writing (Including email or fax). The effective date of cancellation is the date we receive written notification. If the client cancels after the deposit has been paid, it will lose the deposit.
If the client cancels after the balance has been paid, it will lose both deposit and the balance.
We strongly recommend that the client takes out insurance to cover any cancellation.
All clients must be insured against holidays risks. Their signature on the booking form is a declaration that the client has a travel insurance and cancellation cover. On the Booking Form the client have to include the name and address of the insurance company and the policy number.
Security and Valuables
Any valuables left at the villa are left at own risk. Neither we nor the Owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is essential and your responsibility to ensure all doors, shutters, windows are closed and locked when leaving the villa, or when by the poolside/in the grounds. No refund can be given should the client decide to vacate the property as a consequence of a burglary; unless it can be proven that the Owner has failed to inform the client of anti-burglary systems in the villa.
A security deposit is required to cover the cost of any damages or breakages to, or at the property, any additional cleaning, the cost of telephone and/or other services/utilities that are not included in the rental price. This amount will be payable by the client direct to the Owner in cash in Euros at the arrival.
The cost of utilities and/or other services used by the client or any damage caused by the client will be deducted from the security deposit and the remaining balance will be returned to the client by the Owner at the departure from the villa. If the security deposit paid by the client is not sufficient to cover the cost of such utilities and/or services or damage, the Owner is entitled to recover any additional costs from the client.
It is a client's responsibility to make sure the client deals with the arrangements for the security deposit. We can take no responsibility for any loss in relation to the security deposit.
The Owner reserves the right to make deductions from the security deposit for any extra cleaning, over the number of hours committed to departure cleaning, and to claim against the client for damage or loss, the cost of which exceeds the security deposit.
Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 3 p.m. and 7.30 p.m.. For late arrivals after 7:30pm hours there could be foreseen an extra charge of 50 Euros. After 22:00 hours it will be not possible to arrange a check in.
- departure times: before 10.00 a.m. (unless otherwise agreed):
- any delays or variations must be communicated at least 48 hours before arrival. No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be used or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of toilets. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the security deposit. In uncertain circumstances the person in charge will keep the whole of the security deposit and will return any balance together with receipts for the expenses met for repairs carried out after the departure of the Client.
